As the Planning Consultant for the Manassas Regional Airport Master Plan Update, RS&H displayed our expertise and professionalism in addressing complex challenges. Our comprehensive approach included a detailed review of the airport’s terminal area and adjacent facilities to determine the most optimal land use.  

The Master Plan studied both landside and airside elements, ranging from parking and roadway alignment to apron layout and anticipated changes in aircraft mix. A significant aspect of our work involved analyzing the potential extension of Runway 16L-34R, a key component for accommodating evolving aircraft characteristics and justifying its inclusion in the Capital Improvement Plan. Additionally, we tackled the challenge of locating space for new facilities without disrupting floodplains, employing innovative solutions and advanced design techniques to meet FAA standards and environmental regulations.   

RS&H utilized a recently developed strategic plan from Princess William County and the National Capital Region Transportation Planning Board throughout the master planning process to incorporate the strategic plan’s focus on integrating significant proposed transportation improvements. This crucial integration was designed to enhance accessibility, attract business travelers, and potentially boost aircraft operations and business growth, demonstrating our ability to align regional developments with the unique needs of the airport.

During the lifecycle of this master plan study Manassas Regional Airport introduced plans to receive commercial air service during the 20-year planning period. The introduction of commercial air service to a general aviation airport fundamentally impacts an airport’s infrastructure, operational dynamics, funding opportunities, and development strategy, thereby requiring an adjustment of project strategy. In response, the project team quickly reacted to update the Aviation Activity Forecast and Airport Layout Plan to ensure the Master Plan provided a practical framework to guide future airport development. This project underscores our commitment to delivering sustainable, efficient, and forward-thinking solutions in complex planning environments.
