BBVA Compass Dallas Centralization

RS&H provided comprehensive design and consulting services to BBVA Compass to assist with the optimization and consolidation of approximately 234,000 square feet of existing lease facilities, improving operational efficiencies and providing cost savings.
Initial efforts included survey, architectural, and engineering surveys of existing conditions, existing furniture inventory, occupancy surveys, stakeholder interviews, programming, and space planning for 33 lines of businesses. This included client facing, non-client facing, support specialties, retail banking, and executive regional management.

The project team surveyed four existing office buildings and validated existing occupancies (475 occupants) and 20-percent forecasted growth to assist with facilities planning, design, and lease negotiations.

Design efforts included the development of multiple space-planning scenarios utilizing legacy furnishings, transitional (hybrid) furnishings, and new open-office design standards that were in development. RS&H led multiple stakeholder committee design review and approval meetings and utilized three-dimensional visualizations tools (Revit renderings and virtual reality animations) to communicate design opportunities, facilitate consensus building and design decisions.

As a result of RS&H’s preliminary design efforts and evaluations, BBVA Compass was able to vacate more than half (126,000 square feet) of its under-utilized lease space and negotiate favorable lease terms for 108,000 square feet of tenant improvements. The resulting project was delivered by phased construction across eight floors and two existing office towers.

The new spaces include a lobby level retail branch bank, employee training facilities, employee café, and new open office workplaces in alignment with BBVA Compass’ evolving design standards.
