Project
Description:
From the onset, Liberty Property Trust
wanted a building that is attractive and
functional, as well as environmentally
responsible for this build-to-suit,
three-story, single-tenant building in a
suburban office park with 150,000 square
feet of leasable space. The building
was the first LEED certified office building
in Northeast Florida. PHH Mortgage is
currently operating a call center in the
building with approximately 700 full-time
equivalent employees. The following are some
of the building’s sustainable highlights:
- Reduced Water Consumption - the design
reduced water consumption by 40 percent, and
earned the client a $100,000 reduction in
their water utility impact fee.
- Decreased Energy Consumption -
energy-efficient HVAC equipment, window
glazing and a highly reflective TPO roof
membrane were employed to reduce heating and
cooling costs.
- Improved Indoor Air Quality - ventilation
system enhancements and effective indoor air
quality management plans were developed to
support a healthy building through
construction and operation.
- Diminished Waste Stream - the concrete
casting beds were crushed and used to
supplement the stabilized soil subgrade in
parking lots.
- Increased Social Equity - enhances the
health and well being of employees through
inclusion of a mother’s room, a wellness
center, nurse’s exam rooms, and a fitness
center. The building also offers a
full-service kitchen and bistro style café
for employees, encouraging them to take
breaks on site, reducing greenhouse gas
emissions and automobile congestion.
